What is your property management fee?
Our property management fee is based off your rental income. Rental commission is 20% of rental income, and you get to keep the rest. The 20% includes a credit card processing fee and all light bulb, battery, and air filter changes. So, our effective management fee is truly about 16.5%, but we just go ahead and take care of some maintenance for your convenience.

When do we receive our rental income?
Statements and payments are processed on the 15th of every month. We offer electronic deposits and physical check options.

Do we have 24/7 services?
Our normal business hours are 8:00 AM to 5:00 PM Monday through Friday, and we have 24/7 on call emergency service for your convenience. We have staff who monitors and continuously responds to tenant and rental inquiries throughout evenings and weekends.

Can I monitor the activity of my property online?
Yes. When you sign up with us, we will provide you with a login for our online portal, specifically for owners. That way, you can see anything and everything related to your property.

Do you use a rotation system?
No. At Gulf Coast Beachfronts, we market and promote each property. Our system is designed to maximize profits for the most desirable and well-appointed properties. We will not place your property on a rotation system, which would put your property in a line behind others, and your property would have to wait its turn before it could be rented. Some larger property management companies use this tactic, but not at Gulf Coast Beachfronts.
